STEP 1: Orientation 

If you're at the start of your homeownership journey but don't expect to buy a home within a year's time, join us for our FREE orientation series to help you evaluate your readiness (prior to taking our Homebuyer Education course)Our highly trained counselors will review WSNHS programs and services to see which option(s) are right for your future home purchase. To register for our free orientation, please click here

 

STEP 2: Homebuyer Education

Our Homebuyer Education course will grant you access to the following resources:

  • Down Payment and Closing Cost Assistance grants and loans
  • Many banks require this course for mortgage approval
  • After completion, your Homebuyer Education certificate is valid for one year

 

For your convenience, there are two methods for completing this course:

  1. In-person Course Registration:
    Click here to register for our in-person course; class runs from 9am to 5pm, with lunch provided.
  2. Online Course Registration:
    If you choose to complete this course online, you have two options for taking the test. Downpayment & Closing Cost Assistance


Don’t let the sting of a down payment keep you on the outside of homeownership. In conjunction with the City of Buffalo, our agency offers a number of ways to help you gain the capital you need to sign on the dotted line with confidence.

  • First-time homebuyers, purchasing a single family home inside the City, may be eligible for a $5,000 conditional grant from the City of Buffalo*
  • For those who do not qualify for the City program, our agency can lend up to $7,500 to qualified borrowers**

City of Buffalo HomeGrown Homeownership


The City of Buffalo is working to give vacant homes a new life through their Home Grown Homeownership program. First-time, income-eligible homebuyers will be able to purchase a vacant home from the City of Buffalo Division of Real Estate and receive financial assistance to make necessary repairs in order to bring the structure up to code and ready for move-in. The funding comes in the form of a conditional grant that will be used for gap financing, if needed, for down payment and closing cost assistance as well as rehabilitation costs. To start the enrollment process, please contact us directly.

 

Landlord Education


Being a landlord is about more than simply collecting rent. Owning a duplex or multi-family home can be time-consuming and expensive. Mortgage lenders can require this class if you are purchasing a multi-unit. Avoid the pitfalls by taking our Landlord Education training!

This two-hour course offers information on:

  • Multi-unit properly insurance
